
Condos in Cooksville Mississauga
Cooksville is a historic neighbourhood in Mississauga, Ontario. The area has an interesting mix of single family homes, as well as a surprising number of highrise condos. Our article today is going to focus on aspects of living in the various Cooksville condos, but first let’s cover a bit of background information about the district itself.

Where is Cooksville?
The Queen Elizabeth Way (QEW) highway marks the southern boundary of Cooksville, while the CP railway line (Milton Line) marks its northern edge. Cawthra Road is at its eastern boundary, and Mavis Road is to the west.
Sometimes people confuse Cooksville with the Mississauga City Centre. Although both are in the heart of the city, Cooksville has an identity that is completely different from the city centre.
There are extensive commercial and industrial nodes within Cooksville. There are two main streets in the area, Hurontario Street and Dundas Street. They intersect at a point called the Four Corners.
Together, they provide kilometers of retail shopping, services, restaurants, and coffee shops. The overall impression that you will get here is of an urban, ethnically diverse area. It’s one of the most interesting neighbourhoods in Mississauga.
Highrise condos in Cooksville are generally of an older vintage, with most having been built in the 1980’s and 1990’s.
There are changes happening here, however, in the condo scene. We are seeing a resurgence of interest in highrise condominiums, with two major towers currently under construction, and many more planned for the near future. A lot of this new growth has been propelled by new developments in transit infrastructure.
Condo Living in Cooksville
The biggest benefit that Cooksville has to offer is its central location.
Cooksville has all the benefits of being near the Mississauga City Centre, but it also has its own set of unique attributes.
Here you wil find a large amount of retail in multiple shopping plazas and strip malls that line Hurontario St. and Dundas St. including dozens of restaurants, coffee shops, offices, and stores.
The area is ethnically diverse, and most of the shopping outlets are small and independent. If you are looking for unusual items from around the world, there are lots of possibilities here.
Nevertheless, this area is very much in the centre of Mississauga. In addition to the neighbourhood shopping possibilities within Cooksville itself, Square One Shopping Centre, Ontario’s largest mall, is just a 5 minute drive north of here.
The southeast entrance to the mall (Walmart) is the closest.
Square One has more than 360 stores, restaurants, bars, and services.
Transit
Cooksville is particularly well connected for public transit.
It has its own GO Station, the Cooksville GO Station, that provides direct rail service to Union Station in downtown Toronto. There are also large number of MiWay city bus routes that radiate from here.
The Cooksville GO Station, moreover, will soon add a major new feature when the Hurontario LRT (Hazel McCallion LRT) adds a stop there in late 2025 or early 2026. This will provide direct north-south light rail streetcar service running from Port Credit through the entire city of Mississauga, and onward to Brampton.
There are four stops planned in Cooksville: one near the North Service Road (QEW), one at Queensway, one at Dundas Street, and one at the Cooksville GO Station. The streetcar will then continue northwards to the main Square One Transit terminal, and then beyond to Brampton.
The LRT is replacing a bus route that currently runs through the area, north-south along Hurontario St.
The aforementioned central terminal for Mississauga MiWay Transit and GO bus service is easily reachable from all parts of Cooksville. This is the central transit hub for the City of Mississauga.
Here you will find direct MiWay bus service to points across the city, as well as direct service to the Kipling subway station in Etobicoke. Furthermore, GO Transit bus service extends from here to downtown Toronto, and to many other points including Toronto Pearson International Airport, Hamilton, and even Scarborough.
Commuting by Car
Car commuters living in Cooksville also have easy access to both Ontario Highway 403, and The QEW Highway. Both highways are close by, and are easily accessible via Hurontario St.
Schools
Cooksville straddles a number of different school boundaries. Residences on the east side of Hurontario St. are typically in a different catchment area for both the public schools of the Peel District School Board and the Catholic (separate) schools of the Dufferin-Peel Catholic District School Board.
Elementary schools that serve the area include:
- Clifton Public School (PK-5), 2389 Cliff Road, Mississauga
- Corsair Public School (1-5), 2230 Corsair Road, Mississauga
- Father Daniel Zanon Elementary School (PK-8), 450 Hillcrest Ave., Mississauga
- Floradale Public School (PK-6), 210 Paisley Blvd W, Mississauga
- Camilla Road Sr Public School (6-8), 201 Cherry Post Drive, Mississauga
- Queen Elizabeth Sr Public School (7-8), 60 S Service Rd, Mississauga
- St Catherine of Siena School (PK-8), 2350 Hurontario St, Mississauga
High school students in the public school system can be assigned to TL Kennedy Secondary School, Cawthra Park Secondary School, or even Port Credit Secondary School.
There are also two Catholic high schools serving the area: Father Michael Goetz Secondary School, and St. Martin Secondary School.

Coming Soon
Coming soon! There are multiple new highrise condos planned for Cooksville, including two currently under construction that have the word “art” in their names.
Artform is a 17 storey condo by Emblem Developments, where occupancy has already started. It is located at 86 Dundas St. E.
Also, the Arte condominium is currently rising at the corner of Confederation Pkwy and Dundas St. W. It’s an 18 storey tower also by Emblem Developments, and its address is 89 Dundas St. W.
In addition to these, there are dozens of additional proposals throughout the area, including a large, multi-tower development planned directly beside the Cooksville GO Station.
Recent Condo Sales
While the overall GTA real estate market cooled significantly last year, highrise condos in Cooksville had a reasonable number of sales. During the past 12 months, the 14 highrise condos in Cooksville reported 99 sales, as per the Toronto Regional Real Estate Board (TRREB).

It’s worth noting that, as many of the buildings here are older, their unit square footage tends to be larger than newer condos. Having asking and selling prices under $600K for condos such as these is actually quite reasonable for the Greater Toronto Area.
