Condos in Mississauga Valley

Mississauga Valley (sometimes called Mississauga Valleys) is a neighbourhood in Mississauga, Ontario. The area is primarily residential, and it has an interesting mix of single family homes, as well as a surprising number of highrise condos.

Our article today is going to focus on aspects of living in the various Mississauga Valley condos, but first let’s cover a bit of background information about the district itself.

Where is Mississauga Valley?

The CPR main railway line (Milton line) marks the southern boundary of Mississauga Valley, while Burnhamthorpe Rd E. marks its northern edge. Cawthra Road is at its eastern limit, and Hurontario Street demarcates its western boundary.

Sometimes people confuse Mississauga Valley with the Mississauga City Centre (MCC). Although both are in the heart of the city, Mississauga Valley has an identity that is completely different from the City Centre.

While there are extensive commercial, educational, and governmental nodes in the City Centre, Mississauga Valley is almost 100% residential.

Mississauga Valley was built as one of the first master-planned communities in Canada by the same builder who built Square One Shopping Centre. It is a product of its time, with carefully engineered circular roadways, quiet suburban streets, and an interlinked series of public parks.

There are also a surprising number of highrise condominiums and purpose-built highrise apartment buildings here. These buildings are generally of an older vintage, with most having been built in the 1970’s and 1980’s.

Several builders have been active in Mississauga Valley, none more so than the Kaneff Group. Founded over 70 years ago by Ignat (Iggy) Kaneff (1926-2020), Kaneff has had a profound impact on the development of this part of Mississauga.

Iggy Kaneff was a Bulgarian immigrant who arrived in Canada in 1951. He went on to build over 40,000 residential homes, including many highrise condos.

Kaneff’s buildings are immediately identifiable by their trademark white brick or white concrete appearance. A good number of the Kaneff buildings in Mississauga Valley can be found on Kaneff Crescent.

Despite the fact that Mississauga Valley is primarily a residential bedroom community, there’s still much to appreciate. It’s one of the neighbourhoods in Mississauga that provides an interesting contrast to nearby commercial areas.

We will see, however, that there are changes taking place. There has been a resurgence in highrise condominium development, with three major towers currently underway, and many more planned for the near future. A lot of this new growth has been propelled by new developments in transit infrastructure.

Condo Living in the Valleys

The biggest benefit that Mississauga Valley has to offer is its central location.

Mississauga Valley has all the benefits of being near the Mississauga City Centre, but it also has its own set of unique attributes.

The area is ethnically diverse, and most of the shopping outlets are small and independent. If you are looking for unusual items from around the world, there are lots of possibilities here.

Nevertheless, this area is very much in the centre of Mississauga. In addition to the neighbourhood shopping possibilities within Mississauga Valley itself, Square One Shopping Centre, Ontario’s largest mall, is just a 5 minute drive north of here.

The southeast entrance to the mall (Walmart) is the closest.

Square One has more than 360 stores, restaurants, bars, and services.

Transit

Mississauga Valleys is well connected for public transit.

It’s relatively close to the Cooksville GO Station, which provides direct rail service to Union Station in downtown Toronto. There are also a large number of MiWay city bus routes that radiate from here.

The Cooksville GO Station, moreover, will soon add a major new feature when the Hurontario LRT (Hazel McCallion LRT) adds a stop there in late 2025 or early 2026. This will provide direct north-south light rail streetcar service running from Port Credit through the entire city of Mississauga, and onward to Brampton.

There are three stops planned in the Mississauga Valley vicinity: one at the Cooksville GO Station, one at Fairview Rd, and one at Burnhamthorpe Rd. The streetcar will then continue northwards to the main Square One Transit terminal, and then beyond to Brampton.

The LRT is replacing several bus routes that currently run through the north-south corridor along Hurontario St.

The aforementioned central terminal for Mississauga MiWay Transit and GO bus service is easily reachable from all parts of Mississauga Valley. This is the central transit hub for the City of Mississauga.

Here you will find direct MiWay bus service to points across the city, as well as direct service to the Kipling subway station in Etobicoke. Furthermore, GO Transit bus service extends from here to downtown Toronto, and to many other points including Toronto Pearson International Airport, Hamilton, and even Scarborough.

Commuting by Car

Car commuters living in Mississauga Valleys also have easy access to both Ontario Highway 403, and The QEW Highway. Both highways are close by, and are easily accessible via Hurontario St or Cawthra Rd.

Schools

Mississauga Valley straddles a number of different school boundaries. Residences on the eastern side of the neighbourhood are typically in a different catchment area than residences on the western side, for both the public schools of the Peel District School Board and the Catholic (separate) schools of the Dufferin-Peel Catholic District School Board.

High school students in the public school system can be assigned to TL Kennedy Secondary School or Applewood Heights Secondary School.

There are also two Catholic high schools serving the area: Father Michael Goetz Secondary School, and John Cabot Catholic Secondary School.

Coming Soon

Coming soon! There are several new highrise condos planned for Mississauga Valley, including the three currently under construction.

Keystone Condos is a two tower complex of 23 and 20 storeys, that is nearing completion on Burnhamthorpe Rd. E. The project is by developer Kaneff Group, who have a long association with highrise development in Mississauga Valley.

There is also the Alba Condominium which is currently rising at the corner of Hurontario St. and Fairview Rd E. It’s a 32 storey tower by Edenshaw Developments Limited, and its address will be 1 Fairview Rd. E.

In addition to these, there are several additional proposals expected to come to market soon.

Condo Sales in 2024

While the overall GTA real estate market cooled significantly over the past two years, highrise condos in Mississauga Valley had a reasonable number of sales. During 2024, the 13 highrise condos in Mississauga Valley reported 89 sales, as per the Toronto Regional Real Estate Board (TRREB).

It’s worth noting that, as many of the buildings here are older, their unit square footage tends to be larger than newer condos. Having asking and selling prices under $600K for condos such as these is actually quite reasonable for the Greater Toronto Area.
