Mississauga has over 150 high-rise condominium buildings within its borders. What was once a sleepy suburb of Toronto has become a vibrant city in its own right. If you are looking at Mississauga condos for sale, sometimes it’s hard to make an informed decision as to which one. With so many condos to choose from, its hard to know which ones are best. How do you establish a system of condo rankings? What are the best Mississauga condo buildings?

Average Price per Square Foot
There are different ways to evaluate which condos are best in Mississauga. Today we will look at a specific data point: what is the average price per square foot for the various buildings? But first a little background.
Mississauga has a great variety of high-rise condo apartments to choose from. Some are legacy buildings from the 1980’s and even the 1970’s. Some are brand new. Many have elaborate amenities, and some have none to speak of.
Old Condos vs. New Condos
This is a classic argument. Which is better, older condos or newer condos? Each have their pros and cons.
Older condos are, well, older, so plumbing, electrical, elevators, common areas, etc., are all going to show varying shades of use.
Maintenance fees are also typically higher than with newer condos, because they have had more time to slowly increase with inflation.
The plus side for older condos is that they are often much larger than new condos. Condos built in the 1970s, 1980s, and 1990s are often 1000 square feet or larger. New condos are typically 600 square feet or slightly more, depending on the number of bedrooms.
Older condos are often cheaper than their newer counterparts, so that is also a big consideration. And one thing to remember is that an older condo apartment can always be renovated and updated.
New condos, on the other hand, have elaborate amenities that older condos just can’t match. The apartments are indeed smaller, but everything is shiny and new. They sell at a higher price point, but it is human nature to be attracted to modern, luxury features. The buildings are often taller than older condos, and many have terrific views.
Almost all new condos in Mississauga have balconies. There was a time, however, back in the 1980’s and early 1990’s when balconies were rare. So often times, older condos are lacking a balcony. One more thing to consider, if balconies are important for you.
Demographics
We can compare the demographics of who lives in each building. For example, many of the newer towers have younger residents who are in their 20’s and 30’s. Many of the older condos have original owners from 30 or 40 years ago.
Do Condo Amenities Affect Price?
There are luxury buildings in Mississauga with every conceivable amenity, and prices that match. Some of the amenities which we often see in Mississauga condos:

- Sauna
- Whirlpool
- Gymnasium
- Fitness centre
- Party rooms
- Games rooms
- Media rooms
- Guest Suites
- Visitor Parking
- Concierge
- BBQ areas
- Rooftop areas with gardening plots

- Climbing walls
- Tennis courts
- Squash and racquetball courts
- Library
- Yoga room
The presence or absence of amenities can effect sale prices, and therefore condo rankings.
Price Differences by Location
When evaluating Mississauga condos for sale, location is another factor to consider. While the vast majority of Mississauga condos are located in the Square One City Centre district, there are also significant pockets of towers in Erin Mills, the Hurontario corridor, and Mississauga Valleys.
Location is important for anyone commuting by car, and access to transit hubs is also an attractive feature. A condominium that has convenient access to either of these will always sell at a premium.
Close access to good schools, shopping, entertainment, and parks are additional important considerations when choosing which condo to buy.

2025 Condo Prices in Mississauga
Today we are going to focus on one of the most interesting data points that we can measure: the price per square foot that was realized when a condo unit is sold, and then compare that number to sales at other condos.
This data can be revealing, but it’s important to remember a few caveats.
- New condos sell at a higher price point than older condos
- Older condos often have higher maintenance fees than newer condos, and the higher fees often have a limiting effect on the purchase price
- One bedroom units sell for a higher price per square foot than two or three bedroom units. For example, even though the sale price of a three bedroom apartment will be higher overall than a one bedroom apartment, the price per square foot will often be higher for the one bedroom
- Location matters. Condos in the Square One area sell at a higher price point than those in Erin Mills. And condos near the lake, as in Port Credit, sell for even higher prices
- Condos that are on the higher floors of the building usually sell for more than those on the lower floors
- The prices we are reviewing here are averages only, and are current as of January, 2025. With the huge change in the market that we experienced over the past couple of years, further changes either up or down can be expected.
