35 Watergarden Drive Mississauga
Perla Condos are a two-tower highrise condo and townhouse complex located at 35 & 65 Watergarden Drive in Mississauga, Ontario, Canada.
Perla was completed in 2021, and is part of a 37-acre master-planned community known as Pinnacle Uptown.
Developer Pinnacle International is constructing a multi-year, multi-tower community here in the Hurontario district.
Perla joins other completed twin tower condo projects such as Amber and Crystal, with even more condos under construction. There are also significant townhouse projects built or underway, as well as a new city park.
Perla itself consists of two highrise condo towers that have a mix of one, two, and three bedroom apartments, plus a small group of townhouses in the podium. The two Perla towers are administered by a single condo corporation.
Municipal address for the east tower at Perla (Perla Tower II) is 35 Watergarden Drive, Mississauga, Ontario L5R 0G8. Its sister west tower is at 65 Watergarden Drive.
Pros and Cons
First, the good news. 35 Watergarden Dr. is very new, very stylish, and it is located in a hot area for development. The new Hurontario LRT (Hazel McCallion LRT), which is scheduled to open in 2024, will have a stop just minutes from the front door.
The location is five stars out of five.
The developer here is Pinnacle International, a very highly regarded and well established company headquartered in Vancouver, B.C., with multiple projects ongoing there and in the Greater Toronto Area.
On the flip side, 35 Watergarden Drive has some extra fees that you need to be aware of. There are additional monthly fees payable for parking and lockers, in addition to the regular maintenance fees.
Current maintenance fees at Perla are in sync with the neighbourhood ($0.61/sqft versus $0.65/sqft average for the Hurontario area), although, like with most newer condos, they do not include hydro.
There are also, however, separate monthly maintenance fees for parking spots and lockers. That’s something to consider (see below).
Before we take a deep dive into the building itself, let’s take a look at the area.
Although Perla is located in the Hurontario district, which is an area slightly to the north of Mississauga City Centre (MCC), it is surrounded by plenty of retail and commercial options, and it is just minutes away from all that MCC has to offer.
Perla is just across the street from a shopping plaza that includes restaurants, coffee shops, a Service Ontario outlet, an LCBO, plus other offices and stores.
In addition, there is a major mall on the south side of Eglinton Ave. W. that includes a large supermarket named Oceans Fresh Food Market, multiple coffee shops and restaurants, a Toys ‘R’ Us, and many other retail establishments.
Finally, Square One Shopping Centre, Ontario’s largest mall, is just a 5 minute drive away. The two north entrances to the mall (Walmart and Simons) are the closest.
Square One has more than 360 stores, restaurants, bars, and services.
The closest main intersection to the 35 Watergarden Drive complex is the corner of Hurontario St. and Eglinton Ave. W.
In addition to all the shopping possibilities, once you cross over to the City Centre area, there are a lot of attractions for anyone to enjoy at the heart of the Mississauga City Centre:
- Mississauga Celebration Square with its vibrant slate of community events, fountains, and skating rink in winter
- Mississauga Living Arts Centre
- Mississauga Art Gallery
- Mississauga City Hall
- Hazel McCallion Central Library
- the central YMCA
- Sheridan College
The closest cinemas are the Cineplex Cinemas at Rathburn Road and Living Arts Drive.
The central Mississauga MiWay Transit and GO bus terminal is located in the City Centre at the north side of the Square One mall. This is the central transit hub for the city of Mississauga.
Here you will find direct MiWay bus service to points across the city, as well as direct service to the Kipling subway station in Etobicoke.
Furthermore, GO Transit bus service extends from the terminal to downtown Toronto, and to many other points including Toronto Pearson International Airport, Hamilton, and even Scarborough.
The transit terminal will soon add a major new addition when the Hurontario LRT (Hazel McCallion LRT) adds a stop there in late 2024. This will provide direct light rail service starting from Port Credit north to the Brampton Gateway Terminal.
The LRT is replacing a bus route that currently runs north-south along Hurontario St., and it will have stops at both Eglinton Ave W. and at Bristol Road. The Eglinton stop is about a five minute walk from 35 Watergarden Drive.
Going southwards, the LRT will continue past Square One to the Cooksville GO station. This connection provides additional connectivity to downtown Toronto via the GO Train.
Commuters living at the Perla condo also have easy access to Ontario Highway 403, Highway 401, and Highway 407 (toll road). All three highways are close by, and are easily accessible via Hurontario St.
There are several elementary schools serving the area, including:

- Fairwind Senior Public School (6-8) at 5235 Fairwind Dr, Mississauga
- St. Hilary Catholic Elementary School (PK-8) at 5070 Fairwind Dr, Mississauga
Nearby Grocery Stores
There is an abundance of supermarkets in the area.
As mentioned above, there is a major grocery store named Oceans Fresh Food Market, which is a two minute drive away. Oceans is a vast Chinese-themed supermarket that also has a full selection of western goods. It’s extremely popular with locals and visitors alike.
A few minutes north on Hurontario St. you will find Highland Farms, which is another vast and popular supermarket that has discount prices.
There is also a Whole Foods Market located on the north side of the Square One mall.
Also close by are No Frills, Food Basics and Metro supermarkets, plus a full grocery located in Walmart at Square One.
Parks and Recreation
Despite it being just minutes away from the bustling city centre of Mississauga, residents and their guests at 35 Watergarden Dr. are lucky to have close access to Kariya Park, a beautiful Japanese-themed park and garden, that was originally a gift to the city of Mississauga from the city of Kariya, Japan.
This excellent city park, with its serene Japanese gardens, is often the setting for wedding pictures for newlywed couples.
The park has winding trails, ponds, wooden bridges, sculptures, a pagoda-style pavilion, and much more.
There are also several neighbourhood parks nearby, including Kingsbridge Common Park, which is a 6 minute walk away, Hawthorne Valley Park, which is 10 minutes away, and Sandalwood Park, which is a 12 minute walk from the condo. All three have soccer fields and baseball diamonds.
The new community park that is part of the Pinnacle Uptown master plan is Fairwinds Park, and it has an elaborate children’s playground with a nautical theme. It also has public tennis courts and basketball courts, and it is a 9 minute walk from the condo.
Finally, 35 Watergarden Drive is also a 23 minute walk, or a 5 minute drive, to the McKechnie Woods Park and the Frank McKechnie Community Centre. This is a major community hub that offers:

One thing to note: there are over 70 highrise condos in the city centre, as well as over 20 in the Hurontario area. Consequently, many of the best Mississauga parks are extremely popular, and they are usually very busy during the warmer months.
35 & 65 Watergarden Drive both have excellent walk, transit, and bike scores.

Google reviews for 35 Watergarden Drive have been positive for a new condo, averaging 3.3 out of 5 stars, with dozens of reviews posted.

Prices at 35 Watergarden Drive
Perla condominiums have been a popular choice for buyers over the past year. Prices per square foot are on the higher side for this new building ($937 per square foot vs. $746 per square foot neighborhood average).
Sales for condo apartments in the tower have ranged as follows during 2023:
- One bedroom units have sold in a range of $550,000 to $588,000
- One bedroom plus den units have sold in a range of $598,000 to $598,000
- Two bedroom units none sold in 2023
- Two bedroom plus den units have sold in a range of $777,500 to $818,000

Maintenance fees are average for the Hurontario area, but as mentioned above, there are certain exclusions as to what is covered.
The Perla condominium complex is a great new addition to the condo scene in Mississauga.
It has a fairly extensive list of amenities, and it was built by a developer with a reputation for high quality construction. The location is excellent, and will only get better when the Hurontario LRT (Hazel McCallion LRT) opens in 2024.
