The Avia 1 condo was the 8th building built by Vancouver developer Amacon in the multi-year, multi-tower project known as Parkside Village.

The nearest major intersection is the corner of Burnhamthorpe Rd W and Confederation Pkwy.

Square One Area Attractions

Shopping

Square One Shopping Centre, a major commercial mall that is Ontario’s largest, is located a couple of blocks to the northeast of the condo.

The mall has more than 360 stores, restaurants, bars, and services, and is a 2 minute drive, and a 6 minute walk away, with the northwest entrance to the mall (the Food District) being nearest.

In addition to the shopping available at the Square One Shopping Centre, there are quite a few additional options available nearby.

There is a substantial mall at the Parkways West Shopping Centre at 325 Central Parkway West, including retail stores, restaurants, a supermarket, florists, and doctor’s offices.

You will find another shopping area at the Rio Can Grand Park commercial centre at Grand Park Drive, with a Staples store, a Shoppers Drug Mart, a Winners store, and several restaurants.

Plus there are dozens of stores, restaurants, and coffee shops in many of the nearby condos that surround Square One, including several in this building.

Entertainment

In addition to all the shopping possibilities, there are a lot of attractions here at the heart of the Mississauga City Centre that are within walking distance:

The nearest cinemas are the Cineplex Cinemas at Rathburn Road and Living Arts Drive.

Transit

The central Mississauga MiWay Transit and GO bus terminal is within easy walking distance. This is the central transit hub for the city of Mississauga.

The terminal will soon add a major new enhancement when the Hazel McCallion Hurontario LRT adds a stop there in late 2026.

For commuters, this luxury condo is also a short driving distance to the Cooksville GO station, and Ontario Highway 403 is easily accessible via either Mavis Road or Hurontario St.

Nearby Grocery Stores

Avia 1 has a full-size Food Basics supermarket located in its podium. I recently inspected the store, and it provides a complete grocery experience for shoppers. There is free underground parking provided for any customers who spend a minimum of $5 in the store, with direct elevator access to the parking facility.

In addition to the Food Basics store, there is also a 24 hour Rabba Fine Foods Market directly across the street at the Chicago Condominium.

Also close by is a new NoFrills supermarket at the Parkways West Shopping Centre (mentioned above), as well as a full grocery located in Walmart at Square One.

You will find a fairly large assortment of additional grocery stores in the immediate area, such as the Whole Foods Market located on the north side of the mall.

There are two popular asian grocery stores in the neighbourhood: T&T and Yuan Ming.

Finally, there is also a Mr. India grocery nearby on Grand Park Drive.

Parks and Recreation

430 Square One Drive is located near to several city parks. 

Zonta Meadows Park, which is on the north side of Burnhamthorpe Rd., is a 3 minute walk away.

This large city park has winding walkways, and features children’s play areas, public tennis courts, and open fields which are great for soccer and other team sports. Although Zonta Meadows is currently closed for renovations, it is expected to reopen in 2026.

Along Webb Drive, you will find John Cleary Park, a good spot that presents opportunities for dog walking, hiking and jogging, and it also features additional children’s play areas.

Kariya Park is a lovely Japanese themed park with a pond, walkways and wooden bridges, a pagoda-type structure with a large brass bell, and cherry blossoms in the spring. It is about a 15 minute walk away, or 4 minutes by car.

So far, there are only a few Google reviews for Avia 1. They seem to be reflecting teething problems with this brand new building. Currently ratings are averaging only 2.1 out of 5 stars, with a handful of reviews posted.

Individual apartments all have open balconies. The units that I have seen all have 9 foot ceilings. The higher floors offer excellent views of downtown Mississauga, Lake Ontario, and the Toronto skyline in the distance.

The various floorplans have been popular with singles, families, and investors.
