It is situated a few minutes walk from a shopping plaza at 680 Silver Creek Blvd, which is a neighbourhood mall that includes a NoFrills grocery store, a couple of banks, and several additional stores and restaurants.
Pros and Cons
There are a few features to note here. First, 530 Lolita Gardens benefits from the era when it was built. Condo apartments here are quite large when compared to today’s more recent projects.
Secondly, the proximity to the Cooksville GO Station, the Dixie GO Station and the Dundas St. bus corridor is a huge plus for many commuters.
On the other hand, 530 Lolita Gardens was built at a time when electric baseboard radiant heating was common. What this means is that, while hydro costs are included in the maintenance fees, there is no central air conditioning in the building. AC is provided by window air conditioners only.
Also, the maintenance fees in this building are a little higher than the average for Mississauga Valley. While they do include hydro plus cable TV and high speed internet, the fees are at a premium when you compare them to other condos in the area.
Another negative is that there is no concierge service at 530 Lolita Gardens.
And finally, if you are looking for a smaller 1 bedroom unit, you won’t find it here. There are only 2 and 3 bedroom apartments here.

The Cooksville GO Station recently underwent a major expansion of its free parking facility.
The area is expected to get even greater access to transportation options in the next few years with the construction of the Hurontario light rail transit (LRT) project, which will be called the Hazel McCallion (Hurontario) LRT, to commemorate the former Mississauga mayor.
LRT
The Hazel McCallion LRT is a streetcar line that will have 19 stops starting from Port Credit in the south, up through Cooksville and Mississauga Valley, continuing up to Square One Shopping Centre, and then proceeding to the Brampton Gateway Terminal.
There will be several stops near the Lolita Gardens Condo, including one at Hurontario St. and Fairview Rd., one at Hurontario St. and Dundas St., and one at the Cooksville GO Station.
While the Cooksville GO Station is a major transportation hub in its own right, the LRT will also provide further connectivity to the main transportation hub in the City of Mississauga, which is the central Mississauga MiWay Transit and GO bus terminal. This terminal is located at the north side of the Square One mall.
Here you will find direct MiWay bus service to points across the city, as well as direct express bus service to the Kipling subway station in Etobicoke.
Furthermore, GO Transit bus service extends from here to downtown Toronto, and to many other points including Toronto Pearson International Airport, Hamilton, and even Scarborough.
Residents at 530 Lolita Gardens who commute by car will have easy access to both Ontario Highway 403, and the Queen Elizabeth Way (QEW) highway. Both highways are close by, and are easily accessible via Cawthra Rd.

As mentioned above, there is a NoFrills supermarket just up the street from 530 Lolita Gardens. It has a full range of food items.
A little further away there is also both a Food Basics nearby at the corner of Burnhamthorpe Rd. and Central Parkway E. These are about a seven minute drive from the condo. There is also an interesting new middle eastern themed grocery named Alnejmah Fine Foods, located at the corner of Hillcrest Ave. and Hurontario St.
You will also find a Loblaws Superstore at Mavis Rd. and Dundas St., and a Whole Foods Market located on the north side of the Square One mall.
Finally, there is a full grocery located in Walmart at Square One.
Parks and Recreation
Mississauga Valley Park is located just a 5 minute drive, or a 30 minute walk from the condo. It is a beautiful park with winding footpaths along the forested Cooksville Creek, as well as open areas for soccer and baseball, bocce ball courts, BBQ areas, a children’s playground with a splash pad, as well as access to the Mississauga Valley Community Centre.
In addition, there are several neighbourhood parks nearby, including Cedarbrae Park, which is a 2 minute walk from the condo, and McKenzie Park which is an 8 minute walk away, and Syed Jallaluddin Park, which is also 8 minutes away.
You will find children’s playground areas, ball diamonds, sports fields, an ice rink, and basketball and tennis courts here.
One thing to keep in mind: there are over 70 highrise condos in the city centre, as well as about 13 in the Mississauga Valley area. Consequently, all Mississauga parks and community centres are extremely popular, and they are usually very busy during the warmer months.
