The Tuscany Gate Condominium is a highrise condo complex located at 220 Forum Dr in Mississauga, Ontario, Canada.

Built and completed by Castle Group Developments in 2008, Tuscany Gate backs onto Eglinton Ave E, and is a few blocks east of Hurontario St.
It consists of a single 20 storey tower with a mix of one and two bedroom apartments, plus a small group of townhouses in its podium.

The closest main intersection is the corner of Hurontario St. and Eglinton Ave. E.
Although it is located in the Hurontario district, which is an area slightly to the north of Mississauga City Centre (MCC), it is surrounded by plenty of retail and commercial options, and it is just minutes away from all that MCC has to offer.
Pros and Cons
First, the good news. 220 Forum Dr is relatively new, and it is located on the periphery of a hot area for development. The new Hurontario LRT (Hazel McCallion LRT), which is scheduled to open in 2026, will have a stop a few minutes walk from the front door. The location is excellent.
Secondly, this is a very stylish building with a northern Italian flavour. Both the exterior and the interior of the building are extremely attractive from a design standpoint, and the overall impression is a step above many of the other area condos.
There are not really any huge disadvantages at Tuscany Gate. As with any condo development built after 2000, apartment sizes are a bit smaller than those built in earlier decades. At least the balconies are a good size here.
Before we take a deep dive into the building itself, let’s take a look at the area.
Mississauga Attractions
Shopping
Tuscany Gate is just up the street from a shopping plaza that includes restaurants, coffee shops, a Service Ontario outlet, an LCBO, plus other offices and stores.
In addition, there is a major mall on the south side of Eglinton Ave. W. that includes a large supermarket named Oceans Fresh Food Market, multiple coffee shops and restaurants, a Toys ‘R’ Us, and many other retail establishments.
Finally, Square One Shopping Centre, Ontario’s largest mall, is just a 5 minute drive away. The two north entrances to the mall (Walmart and Simons) are the closest.
Square One has more than 360 stores, restaurants, bars, and services.
Entertainment
In addition to all the shopping possibilities, once you cross over to the City Centre area, there are a lot of attractions for anyone to enjoy at the heart of the Mississauga City Centre:

The closest cinemas are the Cineplex Cinemas at Rathburn Road and Living Arts Drive.
Transit
The central Mississauga MiWay Transit and GO bus terminal is located in the City Centre at the north side of the Square One mall. This is the central transit hub for the city of Mississauga.
Here you will find direct MiWay bus service to points across the city, as well as direct service to the Kipling subway station in Etobicoke.
Furthermore, GO Transit bus service extends from the terminal to downtown Toronto, and to many other points including Toronto Pearson International Airport, Hamilton, and even Scarborough.
The transit terminal will soon add a major new addition when the Hazel McCallion LRT adds a stop there in 2026. This will provide direct light rail service starting from Port Credit north to the centre of Brampton.
The LRT is replacing several bus routes that currently run north-south along Hurontario St., and it will have stops at both Eglinton Ave. and at Bristol Road. The Eglinton stop will be about a ten minute walk from 220 Forum Drive.
Going southwards, the LRT will continue past Square One to the Cooksville GO station. This connection provides additional connectivity to downtown Toronto via the GO Train.
Automobile commuters living at the Tuscany Gate condo also have easy access to Ontario Highway 403, Highway 401, and Highway 407 (toll road). All three highways are close by, and are accessible via Hurontario St. Highway 403 also has very close direct access via Eglinton Ave E.
Schools
There are several elementary schools serving the area, including:

- Bristol Road Middle School (6-8) at 210 Bristol Rd E, Mississauga
- St. Jude Separate School (PK-8) at 175 Nahani Way, Mississauga

Sheridan College
Sheridan College has a large campus at Square One. Over 6700 students attend classes in over 100 classrooms and labs.
University of Toronto Mississauga (UTM)
The University of Toronto Mississauga campus (UTM) has over 15,000 graduate and undergraduate students. It’s located in a wooded setting near Mississauga Road and The Collegeway, and is about a 14 minute drive from 220 Forum Drive.
Hospital
The nearest hospital is the Mississauga Hospital. It is located at 100 Queensway W., near Hurontario and the QEW, which is about a 12 minute drive away.
The Mississauga Hospital (formerly known as Trillium Hospital) houses the largest concentration of critical care services in Canada, with modern facilities that are currently undergoing a major expansion.
Nearby Grocery Stores
There is an abundance of supermarkets in the area.
As mentioned above, there is a major grocery store named Oceans Fresh Food Market, which is a two minute drive away. Oceans is a vast Chinese-themed supermarket that also has a full selection of western goods. It’s extremely popular with locals and visitors alike.
A few minutes north on Hurontario St. you will find Highland Farms, which is another vast and popular supermarket that has discount prices.
There is also a Whole Foods Market located on the north side of the Square One mall.
Also close by are Food Basics and Metro supermarkets, plus a full grocery located in Walmart at Square One.
Parks and Recreation
Despite it being just minutes away from the bustling city centre of Mississauga, residents and their guests at 220 Forum Drive are lucky to have close access to Kariya Park. Kariya Park features beautiful landscaped Japanese gardens in a park setting. It was originally a gift to the city of Mississauga from the city of Kariya, Japan.
The serene gardens here are a popular spot for wedding pictures.
The park has winding trails, ponds, wooden bridges, sculptures, a pagoda-style pavilion, and much more.
There are also several neighbourhood parks nearby, including Kingsbridge Common Park, which is an 11 minute walk away, and Sandalwood Park, which is an 8 minute walk from the condo. Both have soccer fields and baseball diamonds.
220 Forum Drive is also an 11 minute walk to the McKechnie Woods Park and the Frank McKechnie Community Centre. This is a major community hub that offers:

Tuscany Gate condominiums have been a popular choice for buyers over the past year. Prices per square foot are in line with other condos in the neighbourhood ($668 per square foot vs. $650 per square foot neighbourhood average).
Sales for condo apartments in the tower have ranged as follows during the last 12 months:

The Tuscany Gate condominium is a stylish European-inspired addition to the condo scene in the city.
It has a fairly extensive list of amenities and reasonable maintenance fees. The location is excellent, and will only get better when the Hazel McCallion LRT finally opens.
220 Forum Dr is an attractive building with lots to offer, and we do recommend this property.
