The closest major intersection is Burnhamthorpe Rd E. and Central Parkway E.

Although it is located in the Mississauga Valley district, which is an area slightly to the southeast of Mississauga City Centre (MCC), the condo is surrounded by plenty of retail and commercial options. It is situated just down the street from Central Parkway Mall at 377 Burnhamthorpe Rd. E., which is a neighbourhood mall that includes a Food Basics grocery store, a Rexall drug store, a cinema, a Service Canada passport offce, and several additional stores and restaurants.

Pros and Cons

There are a few features to note here. First, 1320 Mississauga Valley Blvd. benefits from the era when it was built. Condo apartments here are huge when compared to today’s more recent projects.

For example, most 2 and 3 bedroom units are between 1000 and 1200 square feet, which is quite a premium over today’s typical units. That’s a win.

Secondly, the proximity to both the Cooksville GO Station and Square One Shopping Centre is a huge plus for commuters and shoppers.

On the other hand, the maintenance fees in this building are a little higher than the average for Mississauga Valley. While they do include all utilities plus cable TV and high-speed internet, the fees are nevertheless at a premium when you compare them to other condos in the area.

The second negative is that there is no concierge service at 1320 Mississauga Valley Blvd.

Third, and this is very important, both 1320 and 1300 Mississauga Valley Blvd. have a strict NO PETS policy. If you are a dog owner, this is not the building for you.

And finally, if you are looking for a smaller 1 bedroom unit, you won’t find it here. There are only larger 2 and 3 bedroom apartments.

Shopping

1320 Mississauga Vly Blvd is in the heart of Mississauga Valley, which provides an abundance of independent shops and services. You will find plenty of restaurants, coffee shops, pharmacies, offices, and stores.

In addition, Square One Shopping Centre, Ontario’s largest mall, is just a 4 minute drive away. The southeast entrance to the mall (Walmart) is the closest.

Square One has more than 360 stores, restaurants, bars, and services.

Entertainment

There is a great variety of entertainment venues once you cross over to the City Centre area. Here’s just a few places that anyone can enjoy.

The closest cinema is the aforementioned facility at 377 Burnhamthorpe Rd. E.

Transit

1320 Mississauga Vly Blvd is well connected with heavy rail commuter options. It’s about a 35 minute walk to the Cooksville GO Station, or a 7 minute drive. This is a transportation hub for central Mississauga, linking both the city’s public transit system (“MiWay”), and GO Transit.

The Cooksville GO Station recently underwent a major expansion of its free parking facility.

The area is expected to get even greater access to transportation options in the next few years with the construction of the Hurontario light rail transit (LRT) project, which will be called the Hazel McCallion (Hurontario) LRT, to commemorate the former Mississauga mayor.

LRT

The Hazel McCallion LRT is a streetcar line that will have 19 stops starting from Port Credit in the south, up through Cooksville and Mississauga Valley, continuing up to Square One Shopping Centre, and then proceeding to the Brampton Gateway Terminal. There will be several stops near this condo, including one at Hurontario St. and Burnhamthorpe Rd., and one at the Cooksville GO Station.

While the Cooksville GO Station is a major transportation hub in its own right, the LRT will also provide further connectivity to the main transportation hub in the City of Mississauga, which is the central Mississauga MiWay Transit and GO bus terminal. This terminal is located at the north side of the Square One mall.

Here you will find direct MiWay bus service to points across the city, as well as direct express bus service to the Kipling subway station in Etobicoke.

Furthermore, GO Transit bus service extends from here to downtown Toronto, and to many other points including Toronto Pearson International Airport, Hamilton, and even Scarborough.

Residents at 1320 Mississauga Valley Blvd. who commute by car will have easy access to both Ontario Highway 403, and the Queen Elizabeth Way (QEW) highway. Both highways are close by, and are easily accessible via Hurontario St.

Hospital

The nearest hospital is the Trillium Health Partners Mississauga Hospital. It is located at 100 Queensway W., near Hurontario and the QEW, which is about a 10 minute drive away.

The Mississauga Hospital (formerly known as Trillium Hospital) houses the largest concentration of critical care services in Canada, with modern facilities that are currently undergoing a major expansion.

Nearby Grocery Stores

There are several supermarkets in the area.

As mentioned above, there is a Food Basics supermarket just down the street from 1320 Mississauga Valley Blvd. It has a full range of food items, plus beer and wine sales.

A little further away there is also both a Metro supermarket and also a FreshCo nearby. These are about a five minute drive from the condo. There is also an interesting new middle eastern themed grocery named Alnejmah Fine Foods, located at the corner of Hillcrest Ave. and Hurontario St.

You will also find a Loblaws Superstore at Mavis Rd. and Dundas St., and a Whole Foods Market located on the north side of the Square One mall.

Finally, there is a full grocery located in Walmart at Square One.

Parks and Recreation

Mississauga Valley Park is located just a 5 minute walk from the condo. It is a beautiful park with winding footpaths along the forested Cooksville Creek, as well as open areas for soccer and baseball, bocce ball courts, BBQ areas, a children’s playground with a splash pad, as well as access to the Mississauga Valley Community Centre.

In addition, there are several neighbourhood parks nearby, including Greenfield Park, which is a 7 minute walk from the condo, and Woodington Green Park which is also a 7 minute walk away. You will find children’s playground areas, ball diamonds, sports fields, basketball and tennis courts here.

One thing to keep in mind: there are over 70 highrise condos in the city centre, as well as about 13 in the Mississauga Valley area. Consequently, all Mississauga parks and community centres are extremely popular, and they are usually very busy during the warmer months.
