Contents

Built and completed in 1991, The Kingsbridge Grand III condo was originally launched as a reasonably priced boutique building, and it has maintained that reputation throughout the past thirty-plus years.
The Kingsbridge Grand III is directly north of Highway 403, and is just a couple of blocks north of the vast shopping attractions of Square One.
It consists of a single 21 storey tower with a mix of one and two bedroom apartments.
There are actually three highrise condos on Tucana Court:
- 4450 Tucana Court – Kingsbridge Grand III
- 4460 Tucana Court – Kingsbridge Grand II
- 4470 Tucana Court – Kingsbridge Grand I
Municipal address for The Kingsbridge Grand III condominium is 4450 Tucana Court, Mississauga, Ontario L5R 3R4.
The closest major intersection is Hurontario St. and Eglinton Ave. W.
Although it is located in the Hurontario district, which is an area slightly to the north of Mississauga City Centre (MCC), it is surrounded by plenty of retail and commercial options, and is just a couple of minutes away from all that MCC has to offer.
Pros and Cons
First, the good news. 4450 Tucana Court benefits from the era when it was built. Condo apartments here are quite large when compared to today’s more recent projects.
For example, most 2 bedroom units are between 900 and 1200 square feet, which is quite a premium over today’s typical units. That’s a win.
On the flip side, 4450 Tucana Court was built during the brief time in the late 1980’s and early 1990’s when the City of Mississauga outlawed balconies.
There are panoramic floor-to-ceiling windows throughout the building, but there are no balconies here.
Before we take a deep dive into the building itself, let’s take a look at the area.
Mississauga Attractions
Shopping
The Kingsbridge Grand III condo is adjacent to a shopping plaza at 20 Kingsbridge Garden Circle that includes restaurants, a pharmacy, offices, and stores.
In addition, there is a major mall on the opposite side of Hurontario St., which includes a large supermarket named Oceans Fresh Food Market, multiple coffee shops and restaurants, a Toys ‘R’ Us, and many other retail establishments. It’s a 3 minute drive, or a 9 minute walk away.
Finally, Square One Shopping Centre, Ontario’s largest mall, is just a 5 minute drive away. The two north entrances to the mall (Walmart and Simons) are the closest.
Square One has more than 360 stores, restaurants, bars, and services.
Entertainment
In addition to all the shopping possibilities, once you cross over to the City Centre area, there are a lot of attractions here at the heart of the Mississauga City Centre for anyone to enjoy.
- Celebration Square Mississauga with its vibrant slate of community events, fountains, and skating rink in winter
- Living Arts Centre Mississauga
- Mississauga Art Gallery
- Mississauga City Hall

- the central YMCA
- Sheridan College
The closest cinemas are the Cineplex Cinemas at Rathburn Road and Living Arts Drive.
Transit
The central Mississauga MiWay Transit and GO bus terminal is located at the north side of the Square One mall. This is the central transit hub for the city of Mississauga.
Here you will find direct MiWay bus service to points across the city, as well as direct express bus service to the Kipling subway station in Etobicoke.
Furthermore, GO Transit bus service extends from here to downtown Toronto, and to many other points including Toronto Pearson International Airport, Hamilton, and even Scarborough.
The transit terminal will soon add a major new enhancement when the Hurontario LRT (Hazel McCallion LRT) adds a stop there in 2026. This will provide direct light rail service from Port Credit north to the centre of Brampton.
The LRT is replacing a bus route that currently runs north-south along Hurontario St., and it will have a stop at the intersection of Hurontario St. and Eglinton Ave. W.
The LRT routing is expected to provide great north-south transit options. Southbound, it will continue on past the Square One transit terminal to the Cooksville GO station, where riders will have access to additional rail service to downtown Toronto.
From Cooksville, it will continue all the way to the Port Credit GO Station, providing a connection to the Lakeshore GO line, with its direct links to Hamilton, Burlington, Oakville, Etobicoke, and downtown Toronto.
Commuters living at the Kingsbridge Grand III condo also have easy access to both Ontario Highway 403, and Highway 401. Both highways are close by, and are easily accessible via Hurontario St.
Schools
There are several elementary schools serving the area, including:
- Huntington Ridge Public School (PK-5) at 345 Huntington Ridge Dr, Mississauga

Hospital
The nearest hospital is the Trillium Health Partners Mississauga Hospital. It is located at 100 Queensway W., near Hurontario and the QEW, which is about a 12 minute drive away.
The Mississauga Hospital (formerly known as Trillium Hospital) houses the largest concentration of critical care services in Canada, with modern facilities that are currently undergoing a major expansion.
Nearby Grocery Stores
There is an abundance of supermarkets in the area.
As mentioned above, there is a major grocery store named Oceans Fresh Food Market, which is right across Hurontario St. Oceans is a vast Chinese-themed supermarket that also has a full selection of western goods. It’s extremely popular with locals and visitors alike.
A few minutes north on Hurontario St. you will find Highland Farms, which is another vast and popular supermarket that has discount prices.
There is also a Whole Foods Market located on the north side of the Square One mall.
Also close by are Food Basics and Metro supermarkets, plus the full grocery located in Walmart at Square One.
Parks and Recreation
Despite being just minutes away from the bustling city centre of Mississauga, residents and their guests at 4450 Tucana Court are lucky to have close access to Kariya Park, a beautiful Japanese-themed park and garden, that was originally a gift to the city of Mississauga from the city of Kariya, Japan.
This excellent city park, with its serene Japanese gardens, is often the setting for wedding pictures for newlywed couples.
The park has winding trails, ponds, wooden bridges, sculptures, a pagoda-style pavilion, and much more.
There are several neighbourhood parks nearby, including Kingsbridge Common Park, which is a 3 minute walk away, and Heritage Hills Park, which is an 11 minute walk from the condo. Both have soccer fields and baseball diamonds.
One thing to note: there are over 70 highrise condos in the city centre, as well as over 20 in the Hurontario area. Consequently, all Mississauga parks are extremely popular, and they are usually very busy during the warmer months.
