Oakville Clearview is a suburban neighborhood located in Oakville, Ontario, Canada.
Situated in the southeastern part of the town, Clearview is primarily residential, offering a peaceful and family-friendly environment for its residents. The neighborhood is characterized by its well-maintained streets, tree-lined sidewalks, and charming houses.
Oakville Clearview boasts a range of amenities, including parks, schools, and recreational facilities, making it an ideal place to raise a family. Additionally, its proximity to major highways and public transportation options provides convenient access to other parts of Oakville and surrounding areas.
Clearview is known for its tight-knit community spirit and is home to diverse residents who enjoy its quiet and safe atmosphere.
Where is Oakville Clearview?
People often ask me – “what about that area near the Ford Plant?”, usually not knowing it by name. This is the Oakville, Ontario neighborhood of Clearview, a somewhat under appreciated area on the eastern edge of the city.
Over the years awareness of real estate in the Clearview area has increased as people began to understand its excellent location, quality housing stock, great schools, and relative affordability vis a vis other areas of Oakville.
Although the Ford plant is a major employer in the region, Oakville Clearview homes are definitely in the white collar, executive category.
As 2025 begins, we can take a look at last year’s real estate activity in Clearivew, and check prices for homes sold in the area – the homes that were placed for sale on the MLS, and how much they sold for.
Clearview Real Estate Sales
There were 41 firm sales in Clearview during 2024, down from 45 firm sales in 2023, down from 63 firm sales in 2022, and down from 91 firm sales in 2021.
There are approximately 2200 homes located here.
Sales were recorded for all the various types of properties to be found in the district: detached homes, semi-detached homes, freehold townhouses, and linked homes (foundations linked below ground). There are currently no condominiums of any kind to be found in Clearview.

Of the 41 firm sales, there were 31 detached homes, 1 semi-detached home, 5 freehold townhouses, and 4 linked properties sold.

Median selling price for all types was $1,650,000, which is virtually flat compared to the numbers for 2023.
The lowest priced sale was a semi-detached property which came in at $925,000 and the highest priced sale was a detached home which sold for $2.1 million dollars.
With the continuing softness in the market that we experienced this year, the average days on the market increased slightly from 13 days to 15 days (the time it took to sell).
That’s still a pretty good number for the type of homes found in Clearview – more expensive, executive type homes.
The average sale to list percentage was an impressive 101% (the average home sold one percent over the asking price!), but it’s important to keep in mind that the market slowed significantly throughout 2024. All figures supplied by the Toronto Regional Real Estate Board.

Clearview Price Appreciation:
2024 data shows a drop in prices of 1% per cent for all property types of Oakville Clearview homes, which is in line with other real estate activity in the Greater Toronto Area.
Real estate in the GTA cooled significantly over the past two plus years, due largely to the 10 interest rate increases that commenced in March, 2022. At the time of writing, there have now been 5 interest rate decreases, which may point to a stronger market going forward.
Here are the 2024 median prices for this great Ontario neighborhood:

Detached Homes Prices:
During 2024, the median price of single family detached homes in Clearview dropped by approximately 1.2% per cent.
We have started to see a slight recovery in prices over the last three months of the year. Despite the weakness in the market, Clearview has remained a sought after location for home buyers.
Biggest attractions are its fine housing stock by quality builders, its nearness to Toronto and Mississauga, and good commuting options via the QEW and nearby Clarkson GO train station.
We also believe that the addition of James W. Hill Public Elementary School, after a wait of many years, has added to the attractiveness of the neighborhood for families with children.
