2024 was a year of continued challenges for the real estate market in Mississauga. Unit sales on Bromsgrove Rd from January 1 to December 31 have dropped from 64 in 2021, to 36 in 2022, to 35 in 2023, and to 37 in 2024.
There are approximately 725 residential condominium units on the street.

Out of 37 Mississauga townhomes which were sold on Bromsgrove Road during 2024, the ‘average’ asking price was $750,305, up just slightly from 2023. Average asking prices are determined by adding up the MLS asking prices together, and then dividing by the total number of townhouses sold (in this case, 37).
While average prices are useful, they can often be distorted by a single high or low sale.
The ‘median’ price is a different measurement, where the midpoint of all the sales during 2024 is calculated. Median price can be used to track sales trends, as they are less likely to be distorted by extremely low or high sales.
Sales data for 2024 shows that it took 21 days on average to sell a townhouse on Bromsgrove Road during during the past year. This is almost identical to the 22 days that it took in 2023.

There was a single sale here. Asking price was $699,000.

The 6% drop in prices during 2024 was entirely in line with overall real estate prices in the Greater Toronto Area.
The ramp up of interest rates that began in March, 2022 succeeded in dampening the real estate market. We are now seeing a series of interest rate drops, which will help the market to recover.
Despite the current slowdown, over the past thirteen years, people who have purchased one of these popular Clarkson townhouses have done very well with their investment.

The average days on the market (the time it took to sell) came in at 21, still a very good number despite the changes in the market. This is especially good for a neighborhood built during the 1970s.
Looking Ahead – What’s in Store for 2025?
As 2025 begins a new year, how will prices change for these Mississauga townhouses?
There has been a dramatic shift in the real estate market over the past two years, entirely caused by rapidly rising interest rates. We expect that mortgage rates will continue to decline during 2025.
Prices for the townhouses of Bromsgrove Road have been remarkably resilient when you compare them to other real estate assets in the GTA. They are in that sweet spot for families who need more space than an apartment condo can provide, and yet still offer good affordability.
One caveat: while mortgage rates will trend lower in 2025, it will not be to the record lows we experienced over the past few years. The era of 2% mortgage rates will not happen again in the foreseeable future. That ship has sailed.
Immigration
Most people know that immigration into Canada and the Greater Toronto Area has been surging over the last two years. This adds more pressure on the demand side. About 1/2 of all immigrants into Canada end up in the GTA.
The current federal government has recently indicated they will be doing an about-face on immigration, and that levels are expected to drop in 2025.
We expect real estate prices to improve during 2025, even if immigration levels ease off. The demand from local residents is real, and lower interest rates have already started to have an effect.
