2011 OAKVILLE CLEARVIEW HOUSE PRICES & SALES
As the end of the year approaches, homeowners in the the Oakville Clearview neighborhood have once again enjoyed a very positive year of price appreciation and rapid sales. The following statistics are direct from the Toronto Real Estate Board, and are complete up to October 15, 2011. The positive trends we have all witnessed in the Canadia Real Estate market seem to be continuing.
The number of firm MLS sales in Clearview from January 1, 2011 to Oct 15, 2011 totalled 73....with 49 detached homes, 10 linked properties, 4 semi-detached, and 10 freehold townhomes sold. There are currently no condominium residences that exist in Clearview.
We looked at both average and median sale prices; generally, median prices are the most accurate gauge of property values, as average prices can be distorted by a single high or low sale. When we look at the median prices, this is what we see:
- Detached homes: $590,000
- Link: $364,700
- Semi-detached: $333,000
- Freehold townhouse: $387,500
These are all blended averages throughout the year. Prices generally have increased in line with all Real Estate in the Greater Toronto Area.
Some distortions appear in the charts provided by TREB - when the asking price has been changed, either reduced or increased, the "count" of houses sold has been modified...also ,when the municipal tax information was not included in the listing, the "count" numbers are once again changed. Not to worry, we've got it covered...

In Oakville Clearview, there are also a number of Link Homes - these are detached homes above ground, but they are joined to a neighboring property below grade (i.e. they share a basement dividing wall with a neighbor).

Clearview Prices up 8% Percent

Median Price for DETACHED HOMES:
2009 - $509,000
2010 - $547,000, increase of 7%
2011 - $590,000, increase of 8%
The Canadian real estate market remains robust. As of today's writing (October 16, 2011), there are currently 9 properties for sale in Clearview, ranging in price from $439,900 for a Link Property , to $769,900 for the largest fully detached property. This is a relatively low number of active listings for a community of over 2000 homes. For detached homes in Clearview, the days that it takes to sell ('Days on the Market') has dropped from 32 days in 2010 to the current 8.5, quite a dramatic decrease. The beat goes on.
