HERE’S HOW MY FREE SYSTEM WORKS
To get the results you want, we have combined a process of custom focused questioning and feedback, with an advanced automated alert that laser-targets the type of property that you want, and that advises you on the hottest listings the minute they become available. When you have such a system in place, it gets a lot easier to find that perfect property, allowing you to make an offer, and get it before anyone else does.
HOW DO I KNOW THIS?
Once upon a time, waay back in 1991, before I entered the world of real estate as a career, my wife and I were looking to buy our first home. We had been renting in Toronto, and wanted to move to Mississauga for our first purchase.
We found an agent through an ad in the newspaper (yes, this was a long time ago), and selected him because he looked nice! We worked with this agent for about a month, but the problem was, it seemed as if he never listened to us - the houses he showed us were NOT what we wanted, and he never seemed to respect our feedback.
To make a long story short, after 4 weeks, we changed agents (this was before the advent of Buyer Agency contracts). The second agent listened to our list of requirements, made notes, and on our first outing with him, we found the exact house we wanted! I've always felt sorry for the first agent - he spent a lot of time with us, but at the end of the day, he lost our business because he just didn't listen.
When I became a realtor in 1993, I remembered this experience. Today, after many hundreds of sales, and much refinement in the art of listening to my customers, I have brought together a system which combines a personalized, communicative dialogue with you, with the advanced technologies of today's internet world.

- FREE INITIAL CONSULTATION
The initial consultation is where we meet, and I ask you a lot of questions! By asking questions, it helps me to understand what is important to you, and what type of properties and areas you are interested in. I then take this information into account, when arranging which properties to show you.
- ESTABLISHING A BACKGROUND TO FUTURE SUCCESS
This is where we establish all the background to enable a successful purchase. If you are already pre-approved at the bank, for example, that's terrific! If not, I have a team of people in place who are there to help with financing issues. Typically, we deal with issues such as good credit, bad credit, or no credit (new to Canada), and we have solutions for all of these. We also discuss closing costs, such as the land transfer tax, lawyer fees, etc., so that you will have no surprises at closing. I typically write out a detailed list of closing costs once we find the property you want, so that everything is spelled out for you.
- BUYER AGENCY - NO PRESSURE
Many agents require you to sign a binding Buyer Agency contract with them, before they will work with you. I feel it is more productive to get to know each other first, so for the first showings, this is not a requirement. You will, however, need to enter into an agreement at some time before signing the offer.
- ENJOYING THE SHOWING PROCESS
I will only offer properties to you in areas you have specified, in the price ranges you want, and of the type of house that works for you. Each property is evaluated for value in its price, location, and condition. Although my office is located in Mississauga, I also know Oakville and Etobicoke very well, having lived in all three areas. I can give you detailed information on neighbourhoods, including schools and transit options, and can advise you on what it's like to live in any of these areas. As we view homes, I ask a series of questions after each one, to determine what you like, and what you don't like. Your only requirement: to speak freely, don't hold back, especially if there is something which you really don't like! This helps me to avoid this type of feature in the next round of showings.
I have a strong focus on professional standards, and am always intent on providing you an experience to remember. Some of the things which I pride myself on: being on time, appointments properly booked, knowing the areas where we work.
In addition to the traditional viewing of property, we create a custom profile for you in the TREB (Toronto Real Estate Board) computer, which creates daily, real time updates and alerts for any properties which match your criteria., in the price range and area you want. You can choose to be alerted yourself, and take a hands on approach to approving the showings, or you can leave that up to me; whichever you prefer. Once again, after the showings, I ask you a series of detailed questions to determine whether we are on the right track, or not..
Combining automation with a vigorous system of feedback increases your chances of seeing every property which matches your needs. Monitoring the system daily for new listings vastly improves your chances of seeing, and making an offer on properties, that many other agents and buyers wait for the weekend to see. In the type of market we have been enjoying recently, I have helped many people to 'scoop' other buyers, by acting quickly when the hot new listings come out. Timing, these days, is everything!
As soon as you come across a property you like, you can make an offer which goes straight to the owner to consider, often beating other buyers who are not even aware of the listing yet. We contruct our offers expertly to protect you, and then negotiate strongly on your behalf.
